McMahon Professional planner Michael Kauker has advised the Mahwah Planning Board that the mall proposed by Crossroads Developers, LLC conforms in every aspect to the ordinance the Mahwah Township Council adopted on March 31, 2011 to rezone the subject property from office use to retail use. The applicant plans to construct a 600,000 square foot retail mall at the site of the Sheraton Mahwah Hotel. The 140-acre International Crossroads property, located at the intersection of Routes 17 and 287, would include two big box stores, a 10-plex theater, 200,000 square feet of retail shops, and an athletic field. Kauker went through the complete list of zoning requirements contained in Ordinance 1684, which permitted a retail use on the site, to show that the plan conforms to the ordinance in every instance. Those requirements include building setbacks, floor areas, heights, and coverage; and parking requirements for the pedestrian-oriented retail cor- Military Academy nominee honored ridor, the retail buildings, and the township’s active recreation area proposed for the site. “I want the record to reflect compliance with each and every requirement,” Kauker told the board. Board member Charles “Chuck” Jandris asked Kauker if he had any part in writing the ordinance.
