T LAN project spotlight: Residential design in Newport, Vermont hile meeting a client’s expectations is second-nature to architects, the task may be especially daunting when the clients are one’s own parents. LAN Associates Engineering, Planning, Architecture, Surveying, Inc. (LAN) architect Matthew Milnamow, AIA, LEED® AP BD+C rose to the challenge when his parents sought his professional advice for the design of their retirement home on a 10acre site overlooking Lake Memphremagoue in Newport, Vermont. Design and construction were implemented using a phased master plan approach that extended over five years. In 2006, Phase One started with the construction of a twocar garage and second floor living space. The recent completion of Phase Two has added 3,800 sq. ft. to become the owners’ primary living space. The built project fused traditional materials, splashes of luxury and familiar design elements to form a sensible aesthetic that functions as well as it looks. Energy efficiency, salvaged building materials and life cycle costing were integral to the long-term affordability of the project. In fact, the Phase One guest cottage meets the stringent guidelines regulated by Efficiency Vermont to become a “Vermont Energy Star Home”. Including property acquisition, the 5,600 sq. ft., four-bedroom home was surprisingly affordable at $125/sf.
