Page 6 THE VILLADOM TIMES II • October 24, 2012 Glen Rock Council needs time to study proposed zone change by John Koster Glen Rock Borough Administrator Lenora Benjamin said she and the borough council have not yet had a chance to study a proposed zoning change that would limit the size of new homes in Glen Rock. The proposed ordinance, which was forwarded from the Glen Rock Planning Board to the council, would restrict the size of new house construction in the A1 zone to a maximum of 5,500 square feet. The proposed revision would also limit the size of new houses in the A2 residential zone to 4,400 square feet. The A2 zone comprises the majority of Glen Rock’s residential area. The proposed ordinance would still require a minimum setback of 50 feet, with rear yard setbacks of 50 feet in the A1 zone and 30 feet in the A2 zone. The ordinance as proposed would allow larger expansions in the A2 zone than are now permitted, because many A2 zone houses have back yards with setbacks considerably beyond 30 feet. The side yard requirements, however, would not be changed and this would prevent houses from being crowded against one another. The proposed ordinance was also seen as a way of containing the proliferation of “McMansions” -- extremely large houses often built in styles that some residents have found incongruous and unsuitable for Glen Rock. Municipal officials said that before zoning regulations change, the borough council would have to consider the proposed change in detail and then advertise the introduction and adoption of the new ordinance at subsequent public council meetings.
