McMahon The Mahwah Planning Board has scheduled a March 14 review of the three Crossroads rezoning ordinances that were recently introduced by the township council. The three ordinances pertain to the rezoning of the 140acre International Crossroads property, which is located on the site of the Sheraton Hotel. If adopted, these ordinances would permit the redevelopment of the Crossroads property into a town center that would contain retail shops and professional office space in a lifestyle area with a look of a “downtown” main street surrounding the existing decorative fountain. The project would include a new hotel, a theater, and a six-acre active recreation area. Prior to any action by the council to adopt the ordinances, the planning board must review them to determine if they are consistent with the township’s master plan and its goals and objectives. The master plan describes the township’s residential, commercial, and industrial zones; includes housing, natural, and cultural resource data; and the goals and objectives of the development of the township. The plan was last updated in 2001 and is currently being reexamined by the township. At a recent public meeting, Planning Board Attorney Peter Scandariato was asked to provide the board with an outline of their responsibilities in their review of the ordinances. Brigette Bogart of Burgis Associates, the township’s professional planning firm, agreed to provide the board with excerpts of the master plan for their review. The board also discussed whether their review of the ordinances would be open to the public for questions and comments. Initially John Brotherton, the planning board chairman, indicated the review would not be open to the public and that the board could come to an intelligent decision without permitting questions from the public. However, board member John Kelly said he believes it is important that the public be able to question the board on the ordinances. “That’s who we work for,” Kelly explained. Todd Scherer, an alternate member of the board, also expressed the opinion that the review should be open to the public.
