Inspectors for Realty Appraisal Company started going door to door last week as part of the borough-wide revaluation to determine each individual property’s fair market value. The West New York firm was hired in 2007 when the state Division of Taxation ordered the revaluation, then only four years after having undergone the same process at a cost of $300,000. The fee for the new project will be $154,000. “I feel this is a good time to be doing the revaluation in light of the market and the economy. Values will be set to reflect the current market,” said Tax Assessor Marie Merolla. The process is mandated to ensure

the fair and equitable distribution of the tax burden among all property owners. Inspectors perform a complete inspection of the interior and exterior of each building, including taking measurements and photographing the exterior. They determine the amount of living space and the condition of bathrooms, kitchens and basements. Their job is not to uncover zoning or building violations. They report only to the assessor for purposes of determining the property’s assessed value, Merolla stressed. Inspectors come unannounced during daytime and early evening hours, and must be wearing a photo ID badge and have proper identification signed by Merolla. If they cannot produce the proper credentials, they should not be allowed to enter the property, she said. Residents do not have to answer the door if the inspector comes at an inconvenient time. He will leave a card with instructions for scheduling an appointment at a conve-
nient time for the property owner or tenant. He will not enter a house unless an adult is home. Denying access may be detrimental to the property owner in that the gathered information may not be as accurate as a visual inspection, and the assessment may then be based on maximum improvements. Schiffer said that he would continue leading the board in the direction it has been heading, “to do the best for the children as well as for the people of the town.” He said he is looking forward to a cohesive team. “We have had five or six years of changes.
