V&T Pizza, Inc., which is known to the community as Brothers Pizza, has received the Midland Park Zoning Board’s approval to move to larger quarters in the Midland Park Shopping Center on Godwin Avenue. Pizzeria co-owner Vera Mannino said she is now awaiting the building permit to finalize the move from her current location to the store next door, the site previously occupied by West Coast Video. The application for the conditional use variances was submitted by the property owner, MidPark Hye Partners, LLC, to allow a restaurant in the B-3 business zone, where a restaurant is considered a conditional use; to waive the requirement for additional parking; and to permit the restaurant to operate within 200 feet of another restaurant – the local Starbucks. The board’s unanimous approval of the variances will allow Brothers Pizza to expand, “despite the failure to provide 51 additional parking spaces required by the code.” The zoning board’s resolution notes that the increase in the size of the restaurant from 1,320 square feet to 3,787 square feet would ordinarily have required an increase in the establishment’s parking requirement, from 35 parking spaces to 86 spaces. Anthony Mazzola, co-owner of Brothers Pizza, testified that he did not believe parking would be an issue, as there are always a substantial amount of spaces available.
Pizzeria owners receive variances for move next door
Mazzola pointed out that Brothers Pizza has been operating in the same location in the shopping center for 40 years, and said the restaurant’s business reaches its weekly peak on Friday evening. Timothy Tracy, a licensed civil engineer and principal with Desmond Associates, provided a parking analysis that indicated that 215 parking spaces would be available for pizzeria patrons during its peak business hours. Tracy said there would be plenty of additional parking. During the discussion of the parking issue, all involved agreed that competition for parking would be unlikely as most of the other businesses in the shopping center are closed by the time pizzeria customers are looking for spaces. Brothers currently has 38 seats and 10 to 12 employees. The new location will have 96 seats and approximately 15 employees. “We’re excited and happy for the change,” Mannino told Villadom TIMES. “We’ve been here for 40 years. Our family has grown up here. Even though we’re moving, the food will still be the same. We’ll have more seating. Things are tight here.” Mannino added that her restaurant will also have a bigger kitchen, which she said is greatly needed. Plans call for three cooking stations with a separate dishwashing area and six pizza ovens (an increase of two ovens). Mannino said these improvements will aid the business, as she anticipates more pickups and deliveries. She is also hoping for additional in-house business. She plans to have a “community table” that will accommodate large groups of diners, and a separate area for private parties. The new location will also have a counter with stools, and a separate counter area for those picking up takeout orders.
The patrons’ entrance to the business will be from Godwin Avenue, but plans call for a separate door for deliveries. The design plans for the interior include a decorative open partition. Mannino anticipates that the new operation will be open in November. She will remain in operation at her current location until the move.
“Romancing the Light”, an oil painting exhibit of the works of award-winning painter Carl L. Holst, will be featured at the Stover Mill Gallery in Erwinna, PA during the month of September. An Artist Reception will be held on Saturday, September 11 from 1 to 5 p.m. The public is invited; admission is free, and the gallery is handicapped accessible. Known as the “painter of poetry” for his ability to capture on canvas the mood and light his subjects evoke, Holst will be exhibiting more than 20 of his original oil paintings. Still lifes of everyday subjects, portraits, tranquil scenes, breathtaking vistas and nostalgic landmarks are included in the collection. An accomplished artist of diverse talents, Holst has painted since high school. He continued to minor in art at college and later perfected his technique under John P. Osborne at the Ridgewood Art Institute. Holst has painted throughout the United States, Latin America and Europe. He

resides in Midland Park. Throughout his career, Holst has garnered a number of prestigious awards, including the Salmagundi Club Award. Most recently his “Old Stone Bridge” entry won a first place award for oil painting at the Juried Show held at the Arts Center of Northern NJ, and he received another First Place Award for Oil Painting at the Tinicum (continued on next page)
