McMahon A 12-acre site north of Forest Road and at the end of Vanderbeck Lane in Mahwah’s Fardale section is the site of a proposed nine-lot subdivision. The application will be considered by the township’s planning board. The site, which is owned by Charles E. Wanamaker Jr., is accessed by a 50-foot wide right of way from the end of Vanderbeck Lane though another property owned by John and Theodore Bolkema. That right of way access to the Wanamaker property was granted as a result of litigation in 1997. If approved by the board, that access right of way would be extended onto Wanamaker’s property to form a cul-desac upon which all nine lots would have frontage. James Jaworski, the applicant’s attorney, recently explained to the board that, after consulting with Planning Board Attorney Peter Scandariato, he realized that before he will be able to present testimony and evidence about the subdivision of the Wanamaker property, he has to make an application for the subdivision of the Bolkema property. That move is necessitated by the right of way owned by Wanamaker. Jaworski explained that subdivision was never presented to the board or approved when the right of way was granted. When the Wanamaker subdivision is presented, plans will show that all nine lots exceed the 40,000 square feet required in the R-40 residential zone in which it is located with one lot containing 139,525 square feet or 3.2 acres. Two lots will require variances that Jaworski described as minor. One of the lots will require a variance for having a lot width of 146.7 feet where 150 feet is required, and the other lot has a depth of 169.8 feet where 175 feet is required. Both subdivisions will be considered concurrently, and the board scheduled a public hearing on the two subdivisions for Sept. 13. Jaworski said he would re-notify all property owners within 200 feet of the Wanamaker property about the date for the board to consider the subdivisions. One member of the public, who spoke to the board as a representative of the estate of the owner of an adjacent lot asked if an environmental study had been conducted on the property.
