Ten homes planned for Masonicus Road site

McMahon A 10-lot subdivision is planned for a 10.9-acre property in Mahwah that is zoned for residential use and is located on the south side of Masonicus Road about 200 feet east of Airmont Avenue. Dr. Gerard Krazinski has applied to the township’s planning board for approval to subdivide the property with a double headed “L” shaped cul-de-sac that would provide frontage to nine of the loots, with the tenth lot having frontage on Masonicus Road. One leg of the culde-sac would be 370 feet long and the other would be 350 feet long. Krazinski’s attorney, James Jaworski, told the board the plans call for several waivers and variances in order to subdivide the property into the 10 lots, all of which would conform to the township’s zoning requirements for lot area and size and meet all the requirements for front, side, and rear setbacks and lot depth. Jaworski said one of the lots requires a variance because its width would be 141 feet instead of the 150 feet required by the township’s zoning ordinance, and it has a frontage of 79 feet as opposed to the 113 feet required. He added that another lot requires a variance because its side lot line is not perpendicular to the proposed cul-de-sac. Waivers are required for not providing sidewalks and for a 30 foot roadway width with curbing versus the 28 feet without curbing that is called for by the state’s residential site improvement standards. Presently, there are two single-family homes on the site. One is the historic Knight-Goetschius House and barn that date to 1861. The Mahwah Historic Preservation Commission considers these buildings to be remnants of Mahwah’s past agricultural and rural character. The commission had hoped to preserve the barn by finding someone who would move it to another location, but at this time all but one of the buildings on the site are scheduled for demolition. The Ramsey Brook meanders along the eastern portion of the site, and that side of the property contains wetlands and a wetlands transition area. Professional engineer and planner Tibor Latincsics advised the board that the property is currently used as a tree farm with Chinese chestnut trees and evidence of its former agricultural use and tree service scattered throughout the property. He said the proposed lots vary in size from 40,066 square feet to 62,000 square feet and the New Jersey Department of Environmental protection has approved the plan. Latincsics explained that providing sanitary sewer service to the site was a challenge because a gravity system cannot be used, and individual low pressure pumps are
proposed for each home to pump the effluent to the closed gravity manhole on Masonicus Road. He said seepage pits would be used for roof runoff and there would be a detention system on site, but that detention system will impact two large chestnut trees located in that area. The board will continue to hear testimony on this subdivision plan at its May 10 meeting.
