Wyckoff January 27, 2010 THE VILLADOM TIMES I • Page 7 ShopRite site plan hearing postponed for revisions by John Koster The Wyckoff Planning Board’s hearing for the ShopRite site plan application will not begin on Feb. 10 as originally scheduled, and no new date has yet been set for this case as the developer, Inserra Supermarkets, complies with requests for changes to plans for the building and the parking area. The Wyckoff Shade Tree Commission and the Wyckoff Architectural Review Committee, which have already seen the plans, provided suggestions that representatives from Inserra ShopRite have agreed to incorporate into the plans. Based on conversations between Wyckoff officials and Inserra’s attorney James Jaworski and landscape architect Skot Koenig, some major changes will be incorporated in the new plans when they are introduced to the planning board. Plans call for the demolition of the existing building and construction of a new building turned to face Greenwood Avenue. The new structure would overlap part of the present footprint and part of the existing parking lot. The Inserra representatives said the applicant will not seek variances from landscaping codes, but will provide sufficient green space. The current green space on the site is 11 percent, and this will be increased by 100 percent when the formal plan is introduced. No setback variances will be required as the plan meets the 50-foot setback requirements for residents of Greenwood Avenue. Jaworski and Koenig reported that they have redesigned the entire site and reduced the current building size of 69,000 square feet to 62,174 square feet. Three-quarters of an acre will be covered by additional plantings, which will bring the area covered by plantings to 37,000 square feet. The Inserra representatives have also agreed to redraft the exterior design of the new supermarket to offer a more Colonial appearance rather than the Roman Provincial style visible in the plans recently shown to the Wyckoff Design Review Committee. The representatives said Inserra takes aesthetics seriously and wants to introduce a plan that will be pleasing to Wyckoff officials, shoppers, and management. Shade Tree Commission Member Kevin Rooney, now a member of the Wyckoff Township Committee, said that consistency is the key to official approval in Wyckoff. He noted that two shopping centers will now be located back to back as they were some years ago when Wyckoff had a Grand Union and an A&P in that area. He added his opinion that the line of pear trees along Greenwood Avenue should be continued. Rooney also said Greenwood Avenue residents must be shielded by a berm of adequate height, with a berm on the railroad track side parallel to Main Street as well, and that the greenery should be consistent with plantings elsewhere. Adequate buffers should be provided between Boulder Run and the proposed ShopRite, he said, adding that the buffers between the parking lot and the existing back should also be reviewed.
