McMahon The Mahwah Council has introduced an ordinance that, if approved, would amend the township’s code to change the zoning of three lots on Route 17 South just south of the Macarthur Boulevard intersection from the IP-120 industrial park zone to the B-40 highway business zone. The three lots are zoned for industrial use, but are adjacent to properties located in the Borough of Ramsey that are in that municipality’s highway business zone. In addition, the properties across Route 17 from the three lots are in the B-40 highway business zone. According to Mahwah Township Administrator Brian Campion, the owners of the three lots have agreed to request a rezoning of their properties by the township because their lots do not meet the zoning requirements of the industrial park zone, which requires three-acre lots. One of the lots in question is 1.1 acres, and the other two are just under one acre. Those size lots meet the zoning requirements of the B-40 highway business zone, and Joseph Burgis, the township’s professional planner, has indicated that there is merit in rezoning these three lots. The rezoning, Burgis said, would make this area uniformly zoned and would promote the goals of the New Jersey Municipal Land Use Law. The three lots are in a triangular area between Route 17 and North Central Avenue across the highway from Constantine Drive. Both these lots have a common owner. The third lot, which fronts on North Central Avenue, currently contains two Bolkema Oil Company tanks. That property is assessed at $399,600. The ordinance has been sent to the planning board for review and a determination as to whether the rezoning would be consistent with the township’s master plan. A response from the planning board is due in early January. If the board’s response is positive, the ordinance will be placed on the agenda of a subsequent council meeting for adoption. Campion advised that the rezoning of these three lots does not imply that there are any plans to develop these properties at this time. and Jan. 1 and 2.
