McMahon The Mahwah Zoning Board of Adjustment has approved an application by Verizon Wireless to locate 12 cellular antennas on Sprint’s tree-like monopole and a 360 square foot equipment shelter at the rear of the 6.7-acre Paulist Press property on the west side of Macarthur Boulevard. The shelter will be surrounded by a fence. The property is located in the controlled economic development zone where monopoles are a conditionally permitted use. The antennas will be located at a height of 137 feet on the 150-foot high monopole that was recently installed. The monopole is covered with tree-like branches to help it blend in with the surrounding wooded area, even though it rises considerably higher than those surrounding trees. The monopole is situated at the rearmost portion of the Paulist Press property behind the two-story glass office building and asphalt parking lot and at the end of a long pathway through the wooded area that crosses a 20-foot wide sanitary sewer easement. The Verizon Wireless antennas are expected to improve the cellular reception at the Ramapo College property located northwest of the Paulist Press site. Several setback variances were approved along with the proposed size of the equipment shelter, which will be 160 square feet larger than those permitted by the township’s zoning ordinance. The shelter will also be nine inches higher than the 10 feet permitted. Several waivers from the township’s site plan requirements were also granted. Sprint Spectrum LP received final approval to construct the monopole at the Paulist Press site in April 2007, after agreeing to use a tree design that is manufactured by The Holbek Group, a Massachusetts company that designs and builds educational and entertainment exhibits and concealment mono-pine monopoles for the concealment of wireless transmission equipment. Board member William Dator discussed the possible use of The Holbek Group’s equipment after seeing the tree design near his property in the Adirondack Mountains. The design takes into account the type of trees in the area where the monopole will be located. Sprint advised the board that there is no other location in New Jersey where this type of tree-like monopole has been used. Sprint also assured the board that the monopole would meet all the requirements for wind resistance and ice. The monopole will be capable of holding the antennas of four wireless carriers. At the recommendation of Mahwah Zoning Board Chairman George Cimis, the board approved a condition of approval that the air conditioning unit in the equipment shelter be moved to the south side of the shelter in order to locate it farther from the Ramapo Ridge Phase II residential townhouse complex, the property line of which is located hundreds of feet from the site. Some residents of Old Woods Court, which is part of the Ramapo Ridge Phase II complex, had voiced objections to the height and visibility of the proposed monopole when it was first proposed by Sprint because it will rise 85 feet above the tree line. In response, Sprint moved the monopole 100 feet farther from the condominium property line and placed it at a 30 foot lower elevation. In 2007, the board deemed the site suitable for a monopole to provide cellular service in an area that is known to have a coverage gap and found the variances requested minor in nature. The board also concluded that there would be no detriment to the public good or impairment of the intent of the township’s zoning plan, and that the cellular service provided would enhance public safety. Library to close Labor Day weekend The Mahwah Public Library will be closed Sept. 5, 6, and 7 for Labor Day weekend.
