Residents, however, packed meeting after meeting to show their opposition to the imposition of 104 more housing units on the Lincoln School district and on the Eisenhower School. Through negotiations between the developers and members of the Wyckoff Township Committee, the plan for 104 townhouses was dropped and a compromise plan to renovate the shopping center and add only 16 affordable units and several fair-market houses on available land nearby was approved instead. The plan as approved in 2005 reduced the impact on the local schools, complied with Mount Laurel, and allowed for an aesthetically and commercially approved supermarket and retail stores at Boulder Run.

The business owners at Boulder Run Shopping Center in Wyckoff thank all of their loyal customers who have continued to patronize their stores during the ongoing construction project. Work is proceeding quickly, and the parking lot is now completely paved. The next phase of renovations includes the refacing of the existing buildings. Boulder Run businesses, including Blue Moon Mexican Restaurant, The Smartphone Center of Wyckoff, and newcomer Stride Rite are all open during the construction. The continued improvement of Wyckoff’s Boulder Run Shopping Center demonstrates how compromise
can lead to constructive solutions for both the local homeowners and the large landowner. The construction now underway and moving toward a successful completion represents a compromise between the state-mandated rights of the developer and the township committee’s initiative to minimize the economic impact on the school system. In 2006, the Hekemian Company, owner of the site, submitted a proposal to the Wyckoff Planning Board that would have permitted construction of 104 garden apartments. Under the state-imposed Mount Laurel regulation, rejection of this plan could have led to an appeal that would have had little chance of success in court.
